Building work since the last survey? What to update on your register

An asbestos register is only useful while it matches the building. Works of any size can change that, from a full refurbishment to a new data point in a ceiling.

Before the work

Work on the fabric of the building needs a refurbishment and demolition survey of the area first (Control of Asbestos Regulations 2012, regulation 7). That survey is intrusive and covers only the area being worked on, so it does not replace your management survey.

After the work: what to check

  • Items that were removed are closed off on the register, with the date and the removal paperwork kept alongside.
  • Items next to the works are checked for new damage, fixings or debris.
  • Any new suspect material found during the works is added and presumed to contain asbestos until sampled.
  • Areas that were opened up and surveyed are updated, so they are no longer listed as “not inspected”.

Review the plan too

HSE lists work that affects asbestos as one of the times to review and update your asbestos management plan. A re-inspection after the works gives you an up-to-date register to base that review on.
